RICS Home Buyer Report also called a Home Buyer’s Survey provides you with information on the buildings condition which you will find useful when buying a conventional house, flat, bungalow or any residential property. The report uses a ‘traffic light’ system to grade each building element. Elements rated green require no repairs; those rated amber require non-urgent repair; and those rated red have serious defects. This system makes the RICS Homebuyer Report, or Home Buyer’s Survey, easy to understand.

The surveyor inspects the inside and outside of the main building and all permanent out buildings. This RICS Home Buyer also provides a property valuation, an insurance reinstatement figure, and will highlight any problems that may affect the value of the property and provide advice on repairs, ongoing maintenance and issues that need further investigation.

The RICS HomeBuyer Service includes:

  • An inspection of the property.
  • A report based on the inspection.
  • A valuation, which is part of the report.

Our RICS HomeBuyer Service aims to give you professional advice to help you to:

  • Makes an informed decision on whether to go ahead with buying the property.
  • Identify any problems that the surveyor considers ‘may affect the value’ of the property.

  • Advice on repairs and ongoing maintenance
  • Issues that need to be investigated to prevent serious damage or dangerous conditions
  • Legal issues that should be addressed before buying .

Building Survey Formerly known as a Structural Survey but not to be confused with a Structural Engineers Report.

The Building Survey gives in depth professional comment on the property’s construction and the condition of each building element. The report will include any major and minor defects and repairs with recommendations and any future maintenance.

You should consider a Building Survey, as conducted by a Property Surveyor, if:

•You are purchasing a property built before 1886
•You are purchasing a property that is large, unusual in design, or in very poor condition
•You require very detailed information, which is included in a Building Survey but not in other Survey types
•Your lender insists on a Building Survey as a condition of providing an advance
